Thank you, @Jason G., for starting this thread to detail your experience with Roofstock. I’ve been looking for reviews from buyers who purchased through Roofstock, but could not find much yet.

This is a very nice SFH, congrats!

In your inspection report, did the inspector also indicate the age of the roof, HVAC, etc. ? Roofstock’s inspector doesn’t seem to be reliable!

I noted Roofstock’s website usually indicates current tenant’s lease term and whether the tenant is section 8. Were you provided additional information concerning your inherited tenant’s background and/or the seller’s PM who placed the tenant (if the seller used a PM)?

Sorry to hear you are in this frustrated situation. I also contacted Shelter initially to insure for my KS prop. They are very affordable compared to other companies in KS. Fortunately in the beginning stage, the agent went out to take a few pics of the prop. Afterwards, I was told that they can't insure my prop because of the asbestos siding. I then contacted a few more insurance companies and they all pretty pricey. I ended up with State Farm.

Thank you for sharing, @Chris A. What a beautiful house! I think the cost of renovation would be more than $20k with new metal roof, granite countertops, new floor, and new HVAC, etc. Is this a 3 bedrooms 1 bath?

I used Caroline Dorris Agency for State Farm. I like my contact, Kevin Gladney. I compared several companies and Kevin gave me the best quote with $1 m liability, high replacement cost and low deductible. Actually, Caroline 's agency was referred to me by another BPer, Dave Williamson.
