1 if 2 things:

I grab the dog and walk until I forget about it and then return home.  I'll never live somewhere I can't immediately do that from my front door.  

I get in my car drive to the gym and my basketball gear is in my trunk so I shoot hoops for hours until I forget about it and then I return home.

Is it necessary?  I don't know -- necessary for what?  

Is it necessary to accumulate debt in order to get a degree? No.  In fact, this option should be removed from the table.

What are you studying?

Right now the highest ROI you have is investing in yourself. That beats any real estate purchase right now.

I'll go against the BP grain here...

Go conventional 20% down on a 15yr fixed like you originally thought. Reasons? No PMI, no VA funding fee, less interest, payoff sooner. Rolling the VA funding fee into your loan or paying it up front adds unnecessarily to your costs.

Yes you'll get lots of leverage going the other ways discussed just don't forget leverage is a double edged sword and doesn't factor in things known as life.  You've got a wife and two little babies.

Since you are familiar with Ramsey maybe your goal is everyday millionaire status.  What changed?

Simple: Pay off the debt that got you the bad credit score in the first place.

This is a long game.  Be the tortoise not the hare. Pass on those good flashy opportunities now for greater ones later.

Bump up retirement to 15%.  Your wife's a stay at home mom, are you saving anything for kids college?  

Single income with family I trust you have term life insurance policy.

Otherwise pay down mortgage = no payments.  How will that make your family feel?

I don't agree with moving back into parents house.  Otherwise, commit to paying the loans off in 2 years.  Refinance those down to cut interest rate in half.  Get second gig at night delivering pizza, Uber, whatever.  You'll be set with no loans at 25-26 and strong income then get out of your parents basement immediately.

Lots of details missing such as are you married, kids, debts, savings, renter or homeowner, house-hacking, etc. but ideally just save 6 months living expenses and go full-time agent and forget the 9-5.  Focus and you'll come out a winner.
