Post: Dog urine hardwood floors with Pictures - Suggestions requested

Hi all,

Couple pictures of hardwood floor sin my rental that I'm turning over now.  Floors have been my biggest issue thus far.  I have a few options to go through and the last thing I want to do is paint over these.

What do you guys think of these floors?  The top picture is more closely what it looks like now, except more grey and less black.

So far I've done multiple doses of hydrogen peroxide and a few rounds of sanding in between.  Odor gone.  Need to figure out best way to restore floor ideally, if its too far gone, what do you suggest?

Thank you

Allen,

As a full-time agent and part-time investor I'd be happy to assist you.  I've helped a few members from BP and many other investors, some on a continuing basis.  I'll pm you for more details.

Not any personal experience there but I see white oak as more of a flip opportunity than a rental.  No clue on the asbestos.

Haha I live on 13th near Barrett.  Small world.  Yea the commercial business district or "the avenues" as they've coined it is coming along nicely.  Quite a few bars and restaurants, new housing on Amity and 8th and more to come on 7th to compete with the apartments just over the river.

Welcome Robert, good to hear you learned something from your negative situation.  Lots of people would have given up at that point.  Now you've found the holy grail of knowledge

Hi Robert, 4 year USAF vet here.  Thank you for your time, sacrifice and dedication.  A lot of what you learn from the military is applicable in investing and keeping a steady unshakeable mindset.

There are lots of ways to get plugged into the Pittsburgh market if thats the market you're interested in.

Joe Calloway is a Navy vet and a big time investor in Pittsburgh.  He has a lot of valuable education that could help you on your way.

Good luck and give me a shout if you're around town.

Hey Brandon, I have a rental in Munhall.  I grew up in West Mifflin and bought my primary residence in Homestead.  So I guess you could say I like Homestead Munhall and West Homestead.  I like potential emerging markets personally.  I could list a ton of places that I think are good investment areas but this isn't the place time or thread for that.  Feel free to call me if you want to discuss further.
