@Wesley Stewart Hello Wesley.  Thank you for serving.  Now to the good stuff. Let me ask you one question?  What do you know about real estate?  I see you know the term house hack, that is good. By the way, I went to Paine college.  Depends on your answer for what do you know about real estate, you need to bring some type of value to that mentor, ie knowledge, time, resources.  The last option you should do is pay for a mentor/coach at this point in the game.

@Rena Barron Hello Rena.  This is why we get inspection reports done, to mitigate problems.   There is no such thing as a little asbestos.  Abating asbestos will be its own challenge.  To me a lot of electrical means replacing the existing stuff and putting in all new. Is that what you mean? To answer the the last, no this is nothing to be concerned with. This is an added negotiating tool.

@Chad Mitchell  Hello Chad. 2 things are at play here.  This could be a major problem, but with that being said, this could be a negotiation tool.  Get a GC in there quick to get you a estimate.  Second this could be a big problem, in terms of this might be outside your rehab budget.  If you did your evaluation right for cap ex it should already be accounted for.

@Justin Lee Taylor Hello Justin. That is a great question. There are several ways to attack this. If you don't have the capital, start with friends and family. You should be able to pull together the cost of a down payment. But once you acquire the money, you need to execute a business plan to run the property. You will need to locate a partner/s to fill the the void of what you do not poses. Attend your local REIA meeting and start networking like crazy. Jump on this website and start listening to the podcasts.
