I'll echo the comments on here about Cozy. I've used them for the past 2 years on my SFR and the tenant has liked them as well. It debits the rent from her checking account and then transfers the money via ACH to my property business checking account. I set up auto pay for the rental mortgage to be automatically deducted from this checking account. The money does take 5-7 days to get into my business checking, but my bank allows mortgage payments to be processed penalty fee by the 10th of the month. This is when I have the auto mortgage payment set for. I've never had a problem in processing on either end and have been happy with it.

Welcome to BP! I would add to the recommendation of folks here to check out the Events section of BP. There are lots of great Denver area REI meet ups worth attending, many of which are free. That will be a great way for you to network, learn more about the local market, and lay the ground work for your future investing.

Welcome! I am a newer investor as well, and I recommend going to the REI Meet Ups. If you check out the Events section on BP for Denver and CO Springs there are lots of great options to go to. Unfortunately, also to consider is if you still want to be a resident with them. If the application process/lack of communication is this cumbersome, I would worry about what it would be like if you needed to get a hold of them for something that needs to be fixed in your unit. Though my company is small, we always get back to applicants within 3 business days at the latest.

I agree with Derek on making sure your rental numbers work with higher HELOC payment projections. I used one as part of a down payment on a SFR, and am now working to pay it down faster because the interest has hiked up over the past year. Third Federal is who the HELOC is from, they've been good to work with.

I agree with Marc both on having a landscaping company replace the vegetation and having an attorney review your lease and this situation. I'm a little worried you might not have much recourse if all your lease says is that the tenants are "responsible for lawn maintenance". If that's literally all it says, and doesn't specify that they are not to remove landscaping without your approval, you may be stuck this time. That is why I agree with having an attorney experienced in real estate/tenant cases review before you issue notices or present them with a bill. Best of luck, I hope it was just a misunderstanding on their end and that they make it right.

Can you offer any incentives? Like half off the first months rent, or something similar? This is assuming that the rents are priced below the highest rents in your immediate area for like units. Best wishes to getting those units filled shortly!
