There is a lady on One Rental at a Time YouTube channel named Anna Kelly who has an excellent story. Search for her or One Rental at a Time and watch some of her videos.

This is normal for college areas, I have seen it in Colorado and here in Virginia. Generally, there is a stipulation on the number of unrelated people under one roof. I generally see no more than 3. The key point is after you leave the house and rent it out. You can just stipulate it in the lease that it needs to abide by local ordinances and you should be good. Good luck!

Hi @Denise O'Connor, I do not live in Fort Collins. I did a few years back when I went to Colorado State and I loved it. My wife worked in lending there for quite some time while I was in school. We have since moved to Florida, Texas and now we are in Virginia. Take care and have fun!

Always! In fact, I use the HUD numbers as the base for all analysis. I confirm with my prop manager on anything over the HUD numbers.

Is 3% return a good use of 300K?

I would start with 10K at least. Things pop up. However, if you can get into a home now, do it. Buy now, even with as little as 5% down, and in a year buy another. That is the way you can quickly (relatively) grow your portfolio for low down and at lower rates. We moved to Central Virginia a little over a year ago and are now looking for a duplex.
