Yes! Ask them if they will seller finance a portion of the sale and use the 50-40-10. This is a loan that Steven Dou has where you get a 1st conventional of 50% of the purchase, 40% second owner financed, and 10% down. Seller walks away with 60%, and you get the property. Hi @Stefan Slavkovic, I was in Pittsburgh last summer, it looks like you will have a good selection. Every neighborhood is interesting. I would look at @Dion McNeeley YouTube channel as he has made it to freedom using small multi-families. Good luck and have fun!!

Hi @Alexander Glasser, that sounds great! if you have no money in a deal then any cash flow is positive. 2 things, 1, what rates would you get? I assume 7ish for the conventional and you could even do a 1% interest-only loan for the seller carry. This will lower your financing costs which will increase your monthly cash flow.

2. Have you talked with the seller about this? I had a seller agree to carry 40% for a deal I was working on and it was tough to get them to agree to 2nd position. I see this as the only hurdle. Do the leg work and keep us posted.

I do not flip, let me start with that. My opinion - with an economic background - the general public sees Florida as growing and many mom & pop investors are coming down and overshooting their numbers. REI is a long game with precision, meaning you need to know the market long term and be precise on valuation. You are doing excellent at this and your deals will come. Do not change your numbers if it is going to risk your livelihood. Good luck and take care.

Hi Even, try working you network to see if anyone you know has a connection to a law firm anywhere. Then ask for a phone call or a meeting with that person and ask them about their career. In passing after asking them about their life, mention you are looking to get to Charlotte. If they know anyone, they will keep you in mind if you follow up with them every few months. Things to follow up on is cases you are learning about, clarification on laws, and simple hello's. I think people say it here alot, your network is your net worth, but it take work. Also, connect with any Lawyer you can on LinkedIn in Charlotte. Where are you from? If any Lawyer is from any place you have a connection to send them a message and ask to talk about "what a young lawyer should do." I hope this helps.

Hi, Based on the information you provided, I see this as a negative cash flowing property at this price. After debt servicing I only see 442 which will be eaten up by capex and repairs @5% each.
