Take a look at One Rental at a Time on YouTube. He is an excellent resource and gives wise input. He does a live stream on Sat. where you can ask him a question and he will reply with an answer.

Wish price is not market price --> many people are putting homes on the market at wish pricing, far above market prices. Questions for you; why do you think there is going to be a housing collapse? Also, define what a collapse is... 10% price drops? 20%? 50%? Are we talking median prices? Or list to sale prices (read wish to market)?

Use rules of thumbs as sorting mechanisms. If a property meets the rule, move it to one pile. If it doesn't move it to another one. Then you can review each pile accordingly. This was especially the case in the late 2000s. It is a different market today and this needs to be considered. What was once a rule of thumb, is no longer applicable.

I would ask a lender this question, they are the ones giving you the loan. I am sure a lender is on here and might answer, but if you work with one ask them.

What often gets lost in 100% funding is time. Yes, it does exist, but in time.
