Hi @Matt Browning, Are you buying it for cash and using the HELOC to pay the cash for the property? If so the HELOC payment should count against your debt servicing. Simple math is (Monthy income - all monthly expenses) * 12 / total cash into deal. If you are already accounting for HELOC as debt servicing it will be counted in your monthly expenses. I am curious, what are the terms that you are seeing in Canada now? 

Rereading that @Tyler J. is asking about metrics. I use Cash on Cash to evaluate properties. It allows me to review commercial and residential. This video shows step by step how to evaluate a cash on cash deal. Cash on Cash Video I hope this helps.

Hi @Trevor J Dammon, as @Zach Taylor says, when you refinance into a new loan the existing one is paid off.

I am not sure sellers will be forced to meet demand, they could just pull off the home and sit tight until the market equilibrates. If people lose their jobs, how long before they lose the house? Wouldn't they find ways to stay in the home? I study economics so I always ask questions about assumptions we make about people's actions in economic matters. Thanks for asking the questions!

Hi @Phylis D., great job! I am a buy and hold investor myself and I am quite lazy, lol. I applaud you for doing the work, you have more guts than me, lol. I want to ask one question. As I have bought turnkey properties in the past my question is " would you consider the process you just went through an advanced strategy or is it for newer investors?" Do you happen to know what the average Cash on Cash return is in the area? 10% is my ideal CoC return, but that is because 7% is my area average. 10% is not a good deal if the area average is 12%. Check a few of the the other properties in the area and see where this home falls. If you have any questions on how to quickly do this calculation let me know as I have a few videos on this practice.
