Post: Are we nearing a recession? What do you think?

Yes, we are heading for a recession. In fact, I see RE bringing us into one. We are about to see transactions fall 50% from high to low (no timetable as this will extend multiple quarters) and since Housing is roughly 15% of GDP it will effect the overall market. The issue with a recession is the jobs market. I have never seen a called recession with low unemployment. Just my opinion, FYI - I have two econ degrees.

Someone mentioned that all RE is local and this is why having a buying criteria is so critical. It doesn't matter what happens nationally if you can find a good deal. Also, remember it only takes one seller to make your year, so keep looking and make every deal better than the last one.

I lived in Tucson for several years and worked with a great lender at Fairway Lending. Bill A is my go to Hard Money lender and Steve Lemmons is my traditional lender; for any agents looking to close a deal that cannot close with another lender - contact Steve and see what he can do. I would re-read the cash flow quadrant - many investors forget that they can convert W2 income into "I" income. What I mean is they jump right in and attempt to get to the I side without a plan when they could easily transition from E or S to I.

I also liked Mike Zuber's One Rental at a Time which is his story of going from 8 units to 80. He does a great YouTube channel by the same name which presents useful strategies for all investors. Good luck!

Hi @Joshua Mclendon, Now that you have a little bit of REI education, I would look to other sources of information. Mike Zuber ( former BP blogger) does a daily financial news on his YouTube Channel One Rental at a Time everyday and it will help give you a realistic understanding of national trends. You can then pick and choose how to apply them to your market. Take a look and good luck!

Hi @Danielle Loder, I am in Lynchburg too. I do not actively invest here yet. I have properties in FL and TX. I do use the Lynchburg market to sharpen my skills and I produce Cash on Cash videos on YouTube under "Invest LYH". I use these calculations to quickly identify properties that meet my threshold of 10% CoC return. You honestly never know unless you jump in, however; my Florida home cashflows way more than I calculated originally and my Texas home cash flows less, lol. Take care and best of luck.
