 We use happy inspector and think it's fine.  There are things we would change but it gives an overall good picture of the condition of the home with room for tons of pictures and notes.  Our owners like the reports (we are a property management company)  

Thanks Laura - It is pretty customizable (in certain respects), but after having tried ZInspector as well, it seems more intuitive on the items it lists for you to check, for one.  And many more types of inspection templates - which is also good.

 Im needing a better way to inspect units - more automated and a place to keep all together...Zinspector seems pretty useful...tried it briefly in 2018, now going back to it after basically using no other software and feeling a definite need!
