i am in dFW area...but, as Matthew said (in a fairly blunt way, but probably true!!) time is precious.  He was also right in availing yourself to as much audio/video content or reading - your preference.  There's a lot of good training in that.  Plus, yes, asking burning questions here on BP is very valuable as well.  That is actually how i found this forum - by posting a question on a search engine, this site popped up in the results. 

HOWEVER, I ALSO DO BELIEVE IN NETWORKING and MEETING PEOPLE.  Being part of a group that trains investors 'how to invest' can help in several ways.  Committing to and frequenting a group helps keep you 'motivated' and 'updated' in your market.  Once you get to meet some local folks, then, you'll create connections and have oppty to "do lunch" or coffee, or just pick up phone and talk to some folks that you met that might have information on the subjects you want to know more about.  The process is:  get knowledge through variety of resources, then once you have some basic knowledge, you can ask specific and intelligent questions about the real world application of what you have been learning. 

Regarding networking oppty's...Our group DFW REI CLUB, (see my signature for url) trains folks thru weekly meetings (PLUS some mentoring oppty's as well). People who come regularly (esp. if you are new) will learn a ton. And, the bonus is developing those connections and friendships. Those are people you can reach out to when you start finding properties or sellers and are not sure how to proceed.

We have purchased a house in zip 75115 for rehab and resale in mid-November, so this topic is very timely for us....this house should be ready around Thankgsiving this year.  It is a fairly extensive rehab/remodel. 
Of course, we purchased it based on the comps we pulled in the last 30 days.  However, what will the comps look like in about 2 months from now?  This is the kind of conversation we will be having for this meeting!  No one has a "crystal ball", but we will be discussing what forecasters are saying, as well as adding in our own thoughts on this very important subject!

We have had a lot of positive feedback on this course....Steve Labus who became a full time real estate investor years ago was very complimentary as well and Rick Irving - a RE Broker with decades of real estate experience - he said basically the same thing as you...oh, and I've heard Terry Weakley and his son @TaylorWeakley tell people who want to get their start into RE Investing that they need to attend this class - (I actually think they want to make loans to people who have been educated on the basics so they don't end up taking a house back, LOL!!) 

Sorry if that seems a bit 'self-promoting' - but, just so folks know, it's not just you saying that because we are part of the same group...I have seen it change lives when folks follow thru with what they learn at that course. 

WHOLESALING  is a kind of "Gateway" or "Entry Level" strategy.  What you learn at the Wholesaling Class has real world application for anyone wanting to get their start in Investing.  The reason is, the initial steps to getting that Wholesale Deal under contract are the same ones you need regardless of your 'Exit Strategy'....whether it be Buy & Hold or Fix & Flip.
