I learned a lot as a "newbie" from @Greg Wilson! In fact, I still have the same AC tech that i got from him years ago! Nothing like learning from someone who has GC'd many a rehab job...however, you will still learn lessons of your own, there's just no way to avoid it if you take on rehabbing a house. Even after doing many myself, there are still new things to learn in this area, so don't think you can ever take contingency funds out of your cost factoring - there are always myriads of reasons that you spend more than you budgeted - ESPECIALLY IF YOU ARE NEW AT THIS!

This is just a whim, so take it for what it is worth....If you want to sell while market is UP a lot, i get that.....but, I wonder if you'd consider renting for a while to see if the market cools a bit....so, your next purchase does not break the bank. Or, maybe better, do find a house that would ultimately make a good rental and purchase (one that is not too large, not too custom to keep costs down because the higher priced the home the harder it will be to cashflow as a rental), and consider conventional investor financing perhaps and rehab it and rent it out. (or live there for the required time as a va, but you can't keep doing that every 2 yrs say, without them thinking you are running a racket) Would you be able to invest without selling? (see my next to last comment about HELOC on your primary res & last comment on BRRRR for more well thought out suggestions!)
However, if you want to move regardless...then get your va loan for your personal res. and perhaps over time you can sell it. But, not with the primary aim of making it a rental, esp if you like a nicer home in a nicer n'hood.
One more thought, you can stay where you are, leverage out your equity with a HELOC on your primary res....use that money to either acquire and fix flip your next rehab. As you pile up cash, that will help you have the funds to do investor loans for rental property, because you'll have the cash for your rehab and down payment while purchasing it with a conv. invest prop loan (not VA). This is how we got our investment business going....we now have 46 doors over 30 properties. (all local to us in Tarrant County.
Lastly, there's the BRRRR strategy - if don't know much about it, search it on this forum.
The best TARRANT area expert on this strategy I personally know, (mainly because he works for a mortgage co that is very investor friendly, PLUS, he is an ACTIVE INVESTOR himself so he understands the intricate details of the process) - is my friend and colleague @Andrew Postell with Guaranteed Rate Mortgage.
