Online Only This Saturday May 15, 2021!!!

Special Half Day Master Class, 8:30 AM - 12:30 PM

Master Class - "How to Buy Income Producing Real Estate from the Comfort of Your Home Using None of Your Own Money or Credit"

by Marco Kozlowski

How many 🏘️ units (apartment buildings, mobile home parks etc.) do you need to retire from “working for the man” and live your dreams?
Here’s some quick math (the fun kind, unlike what Mrs. Bowen made you do in grade school)...

  • Each unit = $200 / mo 💰
  • 5 units = $1,000 / mo 💰💰
  • 25 units = $5,000 / mo 💰💰💰
  • 50 units = $10,000 / mo 💰💰💰💰

The kicker? Marco & his students buy every single property using NONE of our own 💰.

There are massive deals in the U.S (YES, that you can buy from the comfort of your own home)

No need to travel -- and you definitely shouldn’t buy just because it’s near where you live! (unless you prefer terrible to mediocre returns). Want to see how you can:

✅ Find deals at 30% off (or more)?

✅ Access billions of available from Marco's vetted “asset based lenders?”

✅ Pull out $3k on your first deal at closing (plus get cash flow for life)?

Register for this class now to find out how!

I look forward to meeting you there. Say Hi to me and chat with me online and let me know you saw us on Bigger Pockets!

~Cindy~

@William Leininger Sounds like you are gearing up in a good way to relocate to our great DFW metroplex market! Don't forget Networking when you arrive! Let me be the first to invite you to our humble group DFW REI CLUB; we have a facebook group as well as weekly gatherings on Sat. am 9-noon.

We have quite a few friends here on BP as well...@Joe Funari has been through our doors many a time, and @Kyle Mccaw is a connection we made very early on in the timeframe of 2006 (or so?)...it's been a while.

DFW is a great place to live and to invest.  Welcome, and hope to connect!  Our meetings always happen via ZOOM as well if the drive doesn't work out for you for whatever reason.

Happy Investing and best of luck in your new location!  A move like that has a lot of challenges!!

Your welcome.  This forum wasn't around when I started with investing (back in late 2003)...but, there was a similar one in Dallas area that i asked questions from and experienced investors were willing to help with their advice too, which helped a lot in many cases!

Also, networking in person was another big help.  That's why Robin (husband) and I kept up the small lunch bunch group we were a part of when the primary person who created the group (which was the basis for the group we have now) decided to focus more on retirement...he moved from rentals into Owner Fi Notes which his son serviced for him until his passing.

Over time, we grew the lunch bunch into more of an 'official club/group' and today I would say thousands (and thousands!) of people have attended and or become members since we took over back in about 2006.

Because we focus most of our time on managing our real estate holdings and acquisitions our networking group is still a modestly attended weekly gathering.  However, with a manageable size of attendees weekly, we can be up close and personal with everyone who wants to chat with us personally, (which is the way I like it!!).

If you are ever in the area, please come by and say Hi!  Look forward to that possibility!
Keep up the progress - you'll get there!

@Elliot Tan - after reading your question again, one thing I might add about Partners...Put all responsibilities in writing, such as who is responsible for what.  Also, make sure there are details on how to 'end' the partnership...how things will be split or bought out by one or more partners.  If you get an attorney's advice, that would be helpful also...but many Atty's i've heard on the subject say, "Don't do it".

My best advice, before bringing in a partner if you are starting small, (i.e. single family flips etc), then perhaps try to manage to learn and do things without doing partnerships.  You can have others help you strategize, and/or you can pay someone on a contract basis if they bring value to the deal rather than making them a Partner in your business!

Starting out there's a huge learning curve (to put it mildly!).   Aslo, money will come in somewhat 'small' at first, most likely.  Splitting small profits doesn't make for much 'take home' winnings.  Plus, as you learn the business on your own, (assuming you are new to investing at this point), it will allow you to become more educated on many subjects and help you make wiser choices when it comes to partners... which can also help you understand how to divide up the work loads among other topics.  Once you get a moderate amount of "BOOK LEARNING", EXPERIENCE really is the best teacher!

Hopefully this will help you or others who are starting out and thinking of creating a legal Partnership with others.

Happy Investing!

Cindy

First of all, @Elliot Tan, congrats on getting off the sidelines and into a very challenging but profitable area of investing!
I would certainly agree with @Andrew Syrios on his recommendations.  Local community banks do offer great products at great rates for many reasons.

Using a local investor training group (REIA as he referred to it) is a great way to learn who uses what banks or lenders for which kind of loans, etc. You can also find other resources such as attorneys to set up your LLC, RE Agents friendly to investors, Hard Money Lenders, Long Term Mtg. Lenders, Technicians such as HVAC, Roofer, Foundation etc., CPA's and more.

Our Tarrant County group meets in Hurst, Tx at the local Hampton Inn just about every Saturday morning of the year.  You can find many of the resources you need through our website or coming to our meetings either in person or via ZOOM if you are not local or prefer to do so from home.  Coming in person is the best if you are local so you can meet folks in person, grab business cards and share your business cards too, and make valuable connections with the locals.

Every meeting we have we try to post it on BP in the "REAL ESTATE EVENTS AND HAPPENINGS" under "FORUMS".

Virtually Invest:"Find Discounted US Properties & Buy as Many Units as You Want Using None of Your Own Money"

by Marco Kozlowski (Bio) Monday, May 10, 2021 6:30 PM - 9:00 PM, ONLINE ONLY!!!

I heard Marco’s getting 50% off deals on U.S. Real Estate coming in left and right…

He says he's never seen a better time to buy... Not even in 2008 when 3/2 homes in Vegas were going for $50k (now worth 10x that… before this chaos at least).

In fact, in the next couple of years… Marco's expecting his students to be able to retire 2 or even 3x faster than his average past students (who've done it in about 3 years)... using NONE of their own money or credit.

That's because Marco teaches them how to create win-win situations for people who need to sell. The best part is that you can find deals, close on them, and start generating thousands in monthly passive cash flow from your own home too. Stay safe, protect your family, and be like the 33% of people who came out of the Great Depression richer than when they started.  Marco’s holding this LIVE webinar to show you how. I look forward to meeting you there. Say Hi to me and chat with me online and let me know you saw us on Bigger Pockets!
