The taxes and insurance are under the escrow account and part of the mortgage payment. On the cashflow calculation we are deducting the Mortgage payment, 5% maintenance, 5% vacancy, 10% management fee, and HELOC interest (10 years interest only).
I really appreciate your feedback and we will definitely pay attention to the items you mentioned above.
By the way, the Dallas/Fort Worth area is one of the places that I was thinking about investing in larger commercial multifamily units. What kind of CAP rates are you finding on your deals over there?

I have to be honest - I couldnt say with any 'authority'. I'm thinking we purchased ours wiht a 7 cap or so...My husband is the one that looks at the numbers more than myself, I usually tend to handle the hands on management of the rehabs, make readies. I do wish it would have been better, but, in this climate, even that is a decent 'find' so it seems. Rents keep going up too, and that helps give us a better return of course.

After re-reading your post, i noticed that you have your eye on a commercial multi-family (larger than 4 units). We took that leap from 4 units to 7 units a couple years ago. My suggestion to you would be to learn from people who are doing/teaching commercial multi-family because it is a different buying process where the due diligence is very important, esp. in the area of getting as detailed as possible with any income / expense numbers, repair warranties and more. They may 'lie' or misrepresent hoping you won't do your due diligence and realize it may not be as good of a deal as they are representing to you!! Get you a deal analyzer/calculator meant for commercial multi-family!
