@Javier Rosales Looks like I may be a bit late to the party...But, I don't see any books recommended as you requested.
I really like books that help your mindset - because we need a good mindset in order to get better results with everything else.
A few I'd recommend are
Gary Keller (of Keller Williams) 'The ONE THING',
Brian Tracy (anything by him is great!) "Million Dollar Habits",
Robert Kiyosaki "Retire Rich, Retire Young" (that book catapulted us into taking the leap into Real Estate, so, there may be a better book - one where he talks about your weak areas- as he probably has written something along those lines). I haven't personally read the one he co-wrote with Trump, but admittedly, they do make a 'dynamic duo' - Trump in negotiations...and Robert with understanding true assets and the difference between a 'job' and being a true 'entrepreneur'!
There are soooo many awesome books - hard to pick and choose.
I'm sure you will have other 'at sea' times you can read more than you could in other ventures, so - Happy Sailing!

I think you could bring SOME value if you found a 'developer' who does multi-family construction...You might not be able to ride thru the whole process, but you could take a 'finders-fee' for connecting them.
I'm not one to speak on the subject of syndication, but, I don't think this would fall under that if the money to build is all coming from ONE SOURCE. However, if it is from the 3 of them separately, it might need that. Or, they could form one entity and get it done.
This is not an area to play in without getting more educated I would say.
That being said, perhaps look for multi-family builders and see if any of them would be interested in additional funding. See where it goes from there. But, before you introduce anyone to these 'moneybags' talk to an Atty to see how you can protect your 'interest'.
What these 'investors' are really interested in is making money. Perhaps you can find other ways to 'help' them find an opportunity. Again, you need to talk to people smarter than me to make sure you are not crossing any lines in the are of acting like a 'broker' of any kind. These 'investors' really also need to educate themselves so they don't end up being taken for a ride either! There are 'sharks' out there that would love to separate them from their money, and may do almost any crooked thing to make that happen!

NO takers yet? Duuude! If I had a little more time on my hands I'd do it...
However, I have a suggestion (or 2)...
Our website has a 4 hr "Contract Class" you can purchase ($49 I think) that goes over every part of the TREC contract...but, it is not the absolute most recent one. But, the primary things you need to know as an investor will likely be covered in that video. It was taught by a very experienced Broker in Tarrant County and Robin Carriger added comments from the investors' perspective in this video.
Another idea -
Come to one of our meetings (yes, there's a $20 cost if pre-register, or $25 if pay at the door, but it includes a great meeting and breakfast to boot!) I can possibly take about 20-30 minutes away from the meeting to sit in the lobby with you to hit the highlights for you. It might be good to connect with me prior to make sure there isn't any reason I can't step out with you for a bit.
Our group's web address and My contact info are in my signature. We meet in Hurst Tx. about 50 Saturdays per year. I would advise to have 3 bids for the work (if they are bidding the whole project)...or if you are getting subs to bid (ie a painter, roofer, carpenter, electritcian, plumber, handyman etc) try to get 2-4 bids from each of those trades. You will learn from each of them.
If you can make a list of the things you want them to repair/remodel ahead of getting the bids, that might help your bids be more 'apples to apples'. Ask them to break down the various parts of the bid wherever possible and also split the Labor v Materials. Ask when they can start and HOW LONG they expect it to take them.
Once you get the bids, and think you have a preference who you want to use, let them know you expect them to sign your contract. Most guys don't have their own, but if they do, you'll have to come to an agreement - and preferably use your contract. If there's something they want to make sure is also in the contract, you can negotiate putting additional language in to cover their concerns. If you don't use a contract you are more vulnerable to an undesirable result.
You can find some contracts online, but beware they are thorough and valid in your state. Nolo or other sites that seem reputable might be one place to start. The contract will discuss payment terms in addition to 'scope of work' (be as detailed as possible - you CAN insert their bid sheet if it is detailed enough, or you can add a page with more details) and timeline for completion of 'milestones' which can be used for disbursement of funds. This is a time consuming process but, it can be very worth the effort if it saves horrible headaches down the road.
Try to find help with the contract and bid process if you can - it might help you do it with fewer mistakes!
Hope this helps a bit - and Congrats on 'LANDING' your first oppty -but, after getting through it in one piece, another book will be ready to be written on all the lessons learned once completed!
