@Garreton Smith - did you ever get started with VA's? I have just one I use from the Philippines. It was one of those things where I began seriously researching about using va's, [V.A.] and an oppty for a warm introduction came into my email. I followed up, and she still works for me today - going on 3 years.

Before I found her, I thoroughly researched via YouTube 'university', so, I was pretty close to ready to 'pull the trigger'... 

A QUICK Summary for you -

       Seems the Philippines people are esp. compatible with western culture; Plus, eager to please and loyal to stay with you.  I use Remitly for free to pay her in USD that gets converted to her currency.  I keep track of her time via Time Doctor.  We communicate and trade files over Skype and email too, of course. 

The only thing I didn't experience in hiring her, is going through an agency, or Philippines Craigslist to hire since it was a warm lead.  

She started with me at $1.25 hr...I asked her what she wanted to get paid once she was fully trained, she said $3 per hour.  Over the course of the year, I raised her to $3 incrementally.  She was just a house-mom with a degree and experience in Excel, Word, and general other skills, so I had to train her to my needs.  At times was a little slow esp. in beginning, but all well worth it now!  If I needed to replace, I'd research where to find my own rather than go through a service, UNLESS I needed someone highly skilled and couldn't seem to find that person on my own. 

I hope this helps someone who might be searching for Virtual Assistants, as this thread is a little stale! lol

BTW, I don't have her take calls or anything, although she probably could, but she's a little soft-spoken.  I also let her work her morning and day hours, which means I often interact with her during my evening hours which is fine with me.  If I send her tasks during the night, sometimes if she's awake, she'll work on them. =)

@Michael Bonanno  Always beneficial to find your own deals - that way you are in the driver's seat!  Yes, much more work involved, but if you can take the time to learn strategies and put them into practice consistently, it will be very worth your while. 

Plus, sadly today, it can be dangerous for a beginner to know what a good deal is, much less from a wholesaler who wants to make a deal happen.  You must be able to independently verify all information - or you may be a victim of what I have heard called "the greater fool theory".  Not saying that all wholesalers try to 'pull one over' on folks, (although I have seen it personally!), but at the least, they will cast the best light on the numbers - and I can't blame them for that.  That said, anyone buying any deal, direct from a homeowner or from a 'wholesaler' better know their numbers - get help with that if you are new.

This BP forum is a great resource, but I also find a lot of good info on what I call YouTube University.  True, not every idea is worth implementing but pick the ones that seem to make the most sense, and that you have the resources for and TEST the strategy, then MEASURE your results.  You'll find that tracking your results is very helpful in knowing where to spend your time and money in the future!

Thanks @Scott Kloustin for the info on the Mojo dialer.  We have been hearing a lot about these mass dialers lately.  I always wonder how they are received on the other end...although, since I would not be the one getting the receiver slammed down, maybe it shouldn't bother me?  The point to marketing is, of course landing the deals ultimately.  

I'd be interested in knowing how many names on a list it takes to arrive at a potential seller willing to take a 'call-back', then how many of those can one expect to be converted?  I realize there can be many factors in play - but, there are bound to be averages assuming the investor knows what they are doing, and can 'make the best' of the opportunities.

Also, are there certain lists that lend themselves more convertible than others to this method, or is it just based on their personal motivation level?  I would assume one would NOT find good results from doing this with a 'probate' list...unless it was like a year down the road.  At a minimum it would be in 'bad taste', no?

@Mike Ingles - Don't be too nervous!  But, it can be healthy to be a little nervous - nobody wants to lose money!  Just use common sense, stay connected with others who are working the business, don't be shy to ask any question at all (especially if you research it and it still is confusing).  We have found that networking and sharing (and being the recipient as well!) has really helped us succeed and grow our wealth through a combination of 'flipping' (wholesale and retail) plus the 'buy and hold' strategy.  

If you are so inclined, check out our group in Ft Worth (Hurst. Tx specifically) - it might be worth the occasional drive, plus we have online resources and an online discussion forum as well.
