Post: Section 8 in Dallas-Fort Worth

I don't have any Section 8 at this time. 1 year ago we purchased a building with a section 8 family. They moved within 6 weeks after we purchased because we gave them notice they would have to start paying their own water bills - and we would be raising rent also. They left voluntarily after a 30 day notice.
My brief experience made me aware there are more than one administrator of housing assistance. My first research as to what i needed to do if I wanted to continue getting the payments took me to the wrong administrators, so, lost some time trying to get started.
The seller of the building was not interested in giving me any useful info unfortunately (I didn't really think I needed to ask, and he didn't offer).
So, if you do inherit any such tenants, be sure to get the info of who you need to deal with directly from the seller (or tenant, as they should have phone numbers to reach their offices) BEFORE you close.
You also need to make sure to do your best to get your business approved to be able to receive the payments for their rent prior to closing, and/or make arrangements for the seller to turn the money they receive to you if they receive it for the month you are buying the building. This was our first encounter with Section 8...so, we had to learn the hard way.
Personally, we do not prefer to deal with the Section 8 process - it is a bit annoying and cumbersome, and NOT a necessity as there are plenty of valid rental candidates in the market able to cover the rent themselves.
I know that is a small 'lesson learned' but if you are totally new to it like we were, maybe it's worth the read!
