Post: Lease addendum on flushing tampons/wet wipes down the toilet?

I agree with @Colleen F. & @Kyle J. - Tenant pays for anything "foreign" in the toilet or line. Even if your lease doesn't have explicit language, I would talk to the tenant and do your best to collect payment for the repair in full or even partial. Show &/or tell them what the plumber says he discovered. If they give you too much grief and it's not worth fighting over, make sure they are NOW FOREWARNED. Then, it's not likely to repeat itself at least.
It might be good to review any clauses in your lease pertaining to repairs for the future.
If your lease allows for separate 'rules or guidelines' to be added or amended in the future then all you might need to do for existing tenants is to give them a 30 day notice of changes to be made to the 'Rules & Guidelines' (or whatever you like to or have already named it).
BTW, besides the toilet getting foreign objects/matter in them, the next common tenant caused problems I encounter is the garbage disposal - Same advice for it as the toilets.

Three single fam houses came under our belt for rentals. Two we were able to add a 4th bedroom for cheap and increase the rent a couple hundred dollars or so to help out the ol' cashflow.
The most recent one just started it's rehab. Two of the 3 of these have been about 40-50k rehabs. The middle one was less expensive, and the tenant has paid well, and no complaints! I believe we have done the BLRRR on the first two and the 3rd one will be as well. (the L in BRRR stands for creating a lien on the property for purchase money which makes it easier to refi than if just used cash!)
Still looking for more deals if you're a wholesaler in the Fort Worth area. We also want more smaller multi-family. (2 to say 50? units)
