Agreed, finding the potential deals is crucial!  If you don't get a 'deal', no need for a loan! 

Once you get some training under your belt, talk to some potential lenders to understand what is available, as well as strategies on positioning yourself to be a good candidate for particular loans you'd like to acquire. NEXT, it's time to market for motivated sellers - that is what we are actually looking for.

I think folks will find helpful ideas for marketing, then they can do deep dive research to see how to execute on these concepts.
