I agree with @Joe Villeneuve - that is expensive money.  Are you just not able to take out loans in your name?  It wasn't clear, but sounded like she is getting the loans in her name...so, perhaps she is on the deed too?  This means she owns the property... and you don't...You are just getting paid to manage as well as find the deals.  Where is your long term wealth building in this scenario?  My questions don't really answer your questions...but, just what I was wondering after reading your post.

And, yes, if you can just pay interest for money someone brings to the table for say, the down pmt....and perhaps the rehab money...It seems better to me to pay someone some interest or fees rather than partner and give them as much as half of the income/win-fall.  However, if you are unable to get long term loans in your name, maybe that's the best you can do...or, is it?  Consider what Joe said and see if that makes things any better!

@Elliot Tan - hey, I didn't realize this when your post first came up and I gave you some (unsolicited) advice about choosing and working with Partners...Well, maybe things happen for a reason on BP...This coming SATURDAY our meeting topic will be on PARTNERSHIPS! 

My husband Robin will share insights from his "Life Experiences" with Partnerships as well as some tips to follow.  We will also cover many common PITFALLS to avoid by learning from other's mistakes before you have to learn the hard way!!

What are the drivers for the increases?  I would assume newcomers to the Houston area...are there new large employers who have landed there in past 12 months? 

I live in the DFW area and have rental property (close to 50 units).  I have noticed an increase of people coming from out of state to find a place to live.  Most recently, from Califonia, Michigan, and not sure where else.  

My home town, North Richland Hills, which is the 3rd largest after Fort Worth and Arlington in Tarrant Co. has added thousands (my guestimate) of apartment units as 3 and 4 story buildings.  Most of Texas, at least where i have seen personally, typically and historically would have apartment buildings going only 2 levels up. 

My city also has 2 Transit Oriented Development sites (where the passenger train will stop), which is where the majority of the 3 and 4 story apartments are being built (within say3/4 -1 mile away.)  We have also a seen a build up of Multi-Use areas with business at the lowest floor and apartments above in recent years.  That, of course, is going on all over the US as a part of making communities 'walkable' to lessen the car travel.  However, until less car travel is a way of life our streets are going to be a lot of fun to drive on because of increased traffic!!

I'd love to hear others' thoughts on the increase of multi-story apartments and train centered growth.

@Bruce Lynn - Thanks for the high recommendation...we try to provide good info for a great value!

@William Leininger - Our meetings start at 9 am and wind down between 11:30 and noon.  Sometimes, however, a special speaker will come along and our meeting times can change (mostly they might extend to 3 or 5 pm). 
NOTE:  There are ONLY about 2 Sat's a year that Robin and I take completely off and take a break (around 4th of July & Christmas), otherwise, we are typically going to be meeting at least on zoom if not in person.
 

ALL THAT being said, it's best to always double check our front page of our website to find out what that week's meeting time, location and topic is going to be.
