Thanks for the reply...usually services like that are 'overpriced and overrated'...at least in their own minds. I had heard of them long ago, but it was very expensive...so skipped it. They have started chasing me again in the last several months, so being hungry for more deals, was contemplating that as an option.
Been a little on hiatus so havent done any active marketing lately. When i have done the yellow letters (most recent probably 2 years ago), i found they pulled about 2x my postcard responses, at about 2x the price. But, it seems I bought more houses from similar number of mailers.
That being said, a lot more yellow letters go out these days in general, giving away to the prospective sellers that maybe they are not actually hand-written, since they get almost identical products from many buyers! Also, people make the mistake (in my opinion) of putting QR type codes or other things on the mailers that definitely give away the fact that they are mass produced! DoH!

Has anyone used Z-Buyer? If so, how were the results and is it worth the money? Open to other great (unique or creative) marketing ideas/tools as well.
I have PRIMARILY used Yellow Letters, postcards, signs, company website. If I get good leads, I have cash and experience to buy...We like to buy/hold primarily.

I agree with a lot that was said.
The strong points include (In my Opinion)
*Get them on YOUR lease as soon as possible (end of their lease). However, if their lease says it renews month to month if neither party gives notice, then, create a Termination of Lease (search the web for wording). I can't say the termination is required, but I do it to be safe.
*True, they have been there with apparently no real troubles other than the late pays...but, I'd still get them to sign something even asap before the next lease to give you permission to do background checks - you have a right to know the 'history' of people in your property. From that, you can decide if you are ok with them or not. I have grandfathered in people at times even if they don't match current criteria. That being said, you can also use it as a reason for non-renewal - at least in Texas.
*Check the rents in your area, as it is very possible there is room to increase the rent! Never miss an Opportunity to bump the rents to keep them at or just slightly under market rent.
*Even though (in Texas) I can't CHANGE the lease mid-stream, you can change any "rules or policies" if the lease states that. Then, if there's something you'd like to change as a 'rule' or 'policy' then you can do that with the proper notice, usually 30 days. This is not a way that you can increase rent, and I don't think you can increase requirements that would cause a financial burden (research that if it's something you'd want to do...i.e. collect a deposit for Pets or Smoking if they never paid one) again....you need to research those before implementing in your area.
I do like the idea from @Kelly N. about using the Personal Guarantor since the person is not living in the property. If you are willing to keep the rent coming in from the same person, you could use the PG to keep the status quo going as long as you are either fine with late pays and late charges, or get them to do better, and of course getting them to do the same as your other tenants as well.
Good Luck with that. FYI, I do have experience with acquiring new tenants, and these are a few things I tend to do when acquiring them.
