@Copelon Kirklin  I'm open to alternative financing. I have called around to banks but most don't do new construction financing, or they don't call back,  so I haven't found a lender yet to start the application process.

This Permian Basin opportunity requires an initial investment of $165 million. The acquisition includes a 75% ownership of 8,200 acres of shallow lease rights, deeper lease rights on 5,000 of the acres and production of 1,100 barrels of oil per day. An additional investment of $57 million is expected to double production to 2,200 barrels of oil per day.

Assuming WTI pricing of $48/bo and no additional drilling (hence investment of $165 million), current production will yield roughly $11 million annually; or about a 6.7% cash-on-cash ROI. At $70/bo, current production is expected to approximate a cash-on-cash ROI of 9.0%.

Assuming the additional investment occurs, hence total investment of $222 million and production is sold at $48/bo, the anticipated production of 2,200 barrels of oil per day will yield roughly $22 million annually, or about a 9.9% cash-on-cash ROI. At $70/bo, the increased production of 2,200 barrels per day is expected to approximate a cash-on-cash ROI of 13.5%.

To potentially mitigate risk, though also lower potential returns, the deeper drilling rights could be sold to reduce the net investment.

We own 4 lots in Sunnyside (Medical Center South) and the architectural plans are in the final stages of permitting approval. We're a small builder company and looking for financing for these spec homes. My credit score is in the 800s and my husband has experience building as a construction manager for a luxury builder and recently completed a new construction duplex .  Haven't found a lender yet for this opportunity. 

Okay, does not seem like you have the loans that I need. I already contact lenders myself since I am a broker. Don't need that kind of help.  What I really need is a direct lender.

Yes we do.  We have two properties in Indiana that we would like pull cash out of and one property in HI that we are purchasing for a fix and flip. Are these programs that your group can fund?  Are you a direct lender or a broker?
