The LTC on a typical hard money loan may range anywhere from 65-75%. I know because I arrange financing for these as well. But there's not a large group of hard money lenders waving a 90% LTC flag. My company arranges private money financing @Brian Karlow. Are you needing rehab funds also or just acquisition funds? If it's the latter, I have a great product that's not conventional but not the costs of hard money either. Let me know if you're interested.

When advertising the loan products I have access to, on a daily basis I get the question...

"Can you email me rates and terms please?"

It's not the Borrowers' fault for the most part. But they do need to be further educated in how that is a very broad question for Lenders and Brokers. First, there needs to be an understanding of the difference between the two. Here's an excerpt from Mortgage Brokers vs. Banks and Mortgage Lenders | The Truth About Mortgage.com

So as you can see, as a private money broker, there are many Lenders we have access to and even more loan products combined between all of them. So instead of the ambiguous question, it's best to request a phone call and let the broker analyze your deal(s) to determine what's the best loan product for you.
