@Mickey Simmons  coming from a veteran, I would have done this in a heart beat had my boss/wife been on board with it. I researched this for months and was very close to pulling the trigger. Analyze the deal using the multi family calculator on here. If the numbers work start looking for a lender. The income you'll generate from the other two tenants will count towards your annual income to qualify for the loan. Any other questions you have ask!

Nick Wight agree with everyone above. Three estimates minimum is a good general rule. Even look through Craigslist for GCs who are offering free estimates. Of course due diligence before you decide to move ahead with any certain contractor is a must. If all goes according to plan, then you will find a great GC who can give you a good estimate while staying within budget and provides great work. Then you won't have to do go through the trouble of finding another GC again and have added someone invaluable to your team!

Sarah J. This is an excellent question. In my honest opinion, both sound like great investment opportunities. In my investment area (Atlanta), I can have schools that rate at 1s and 2s, 10 minutes from schools that are 9s and 10s. Your target tenants are families, and school systems are generally the number one thing that they are most concerned about. Both sound good, and I'm sure you wouldn't have a problem finding tenants for both. I'm curious to hear what other people have to say. I hope this helps!
