From my experience, either way is fine as long as you're being honest with your sellers and buyers. You're the one bringing them together and doing the work in the process. If you decide that a $3000 assignment fee is the minimum amount you expect to make while still offering a deal to the buyer then it doesn't matter how you advertise it. Does that answer your question?

There is a ton of more research that you should do prior to even going to the auction to prevent yourself from paying way more than you should. Contact a local real estate agent and have them run a CMA for you on the property. BP is your best friend. Use all of the resources you have here and try and learn as much as you can. I'm looking in to purchasing a home for a flip and after inquiring with the listing agent, she informed me that the property was possibly built over the neighboring property line. The house was built in 1992, so why is this just now coming up? Has anyone ever had to deal with something like this?
