You've already studied more than a majority of successful investors already making money. BP as you know is a tremendous resource. why don't you pick a deal show us how you're going to finance it show us the numbers market value, market rent and let us tell you what we think. if It looks good then you'll know you're ready. I think it was PT Barnum that said something terrible could happen and that's absolutely nothing. That's your situation.

hi Caleb. i bought the whole parcel and subdivided the land into 10 lots. i sold 1 lot to an end buyer who was building a family home and sold the other 9 to a lot flipper. i financed my purchase with a 20% down note on a 5 year term (1 payment per year). i didnt have to make any payments. i had the payment money if i needed it. we wanted to hold out for our market value number but the day i put the lots for sale, the governor shut our state down as Covid was first hitting. i sold all the lots with some meat left in the bone but wanted to turn a profit. the lot flipper who is a customer of mine has sold them for my market value number, so im glad he and i both made money. it was a great project.

ive recently repaired a slab leak in my personal home. i will have all of my properties scoped from now on. its so cheap relative to the repairs if something is missed. Its really a no brainer IMO.

I maintain good communication with my tenants, repair stuff asap, and just treat them like I want to be treated. It's amazing, but most are shocked when you're not an absolute duck to them.
