There's nothing at that price in Orange County. I can send you a list of properties in riverside and San Bernardino sometime. At that point I would advise running the numbers to see if you can cash flow or break even considering the PMI and low initial equity when using an FHA loan. Bigger pockets investment calculators are very helpful.

I agree that Dave and Busters would work better, but it would cost money to reserve space and they require everyone to spend money while there. We wanted to find a place that is free since most people seem to prefer not paying to attend meetups. If we find that a majority of the people who attend this meetup would rather pay to meet at a different location we can make a change.

I agree with @Kimberly T. I encourage my clients to stay away from leased land for the same reasons.

Greetings fellow humans,

@Bill Larsen and I are a couple of fix and flip investors in southern California looking for more deals. We buy all cash and can close fast. We are currently averaging 4/month.

We buy in LA, OC, Riverside, San Bernardino, and north San Diego. We will buy SFRs, Condos, and land. For flips, our goal is to achieve a 10% ROI. This is a bit thinner than most investors so we are able to be very competitive.
