The purchase price is $98,000 with $20,000 in rehab, very conservatively. The ARV is $160,000. I have about $15k for a down payment.

Hey guys,
I am trying to find less expensive financing for a flip I am doing here up in Alaska. The hard money lenders in Alaska are very expensive (5 points and 12.5% interest) and I am looking for a national hard money lender that will lend to me Anchorage, AK. Please let me know if you know of anybody!

@Blake Elder, @Dmitriy Fomichenko is the guy you are looking for from the post earlier. He is very knowledgeable on self-directed retirement accounts with his company Sense Financial Services, LLC (http://www.sensefinancial.com/). I am currently setting up a Solo 401k with them that should be funded this week. They have made the process very easy and Dmitriy and his team make themselves very available for any questions you may have. Dmitriy is also very active in the forums with posts/articles about self-directed retirement accounts.

Would you mind posting that link again? I was unable to get to that forum thread.
I was also contacted by John Batros from JNB Finance. When I called him to talk about a loan he referred me to Lazard Kisel with Joinville Finance. Lazard was willing to pretty much lend me as much money as I wanted, but I needed to wire the deposit to him. As I have realized, it looks like I was referred by one scammer to another!

Also, Wholesaling is real and is prevalent in AK. However, in order to a successful wholesaler, you are going to have to be the best at all aspects of investing in real estate including marketing and finding deals, estimating rehab costs, and then finding buyers. It is definitely possible, but you are have a lot to learn as a new wholesaler. One more thing, don't be afraid to spend money on your real estate education, just don't pay any gurus thousands of dollars for a sales pitch.

If you haven't already heard, there is a good Real Estate Investing group in Anchorage called REX. They meet about once a month. Yeah, that's exactly the feeling I got from your letter. It is enough to sound very enticing, but there is no pressure put on them to say yes or no. They can simply say of course I will look out for anyone that might want to invest with you or like you said, choose to invest with you.
