Welcome to BP Tully!  This is a great place to learn about investing out of state if that is what you want to do.  I only have investments here in Anchorage, so I can't speak much about investing out of state.  What I can say is that although property values are high in Anchorage, the rents are also very high making the numbers work out fairly well.  Because of the high values, you are doing pretty good if are getting above a 1% rent to value.  I am still a newbie, but so far Anchorage has been a great place to invest.  Also, right now, values are the highest they have ever been, so at this moment now, it would probably be a good idea to hold off investing here, especially with the low oil price and layoffs of oil and state jobs.   But then again, some people say that as the market goes down, there will be more renters, but who knows.  We'll just have to see!  Good luck with whatever ventures you decide to go after!

Welcome to BP Jennifer Newby!  You're right, there are not enough hours in a day to learn everything.  It sounds like you have a good plan though.  I would say in my limited experience, that you should set a goal whether that is buying a property or saving more money, and work towards  that.  Real estate investing is a big world and it is easy to get distracted and then not end up making a decision or not doing anything at all.  Good luck starting out!  We have a small, but very helpful community of investors up here as you can see.  Also, that is awesome you are living in Kodiak.  That is on my list of places to visit!
