Hey @Jessica S., I have my rentals in Anchorage. It seems that prices for 4-plexes are finally starting to plateau, but that is for the places being sold at retail. Also, rents are just starting to drop a bit with the large number of properties on the market. With that being said and knowing how many people have left Alaska in the past couple years, I would think that you would have an easier time finding a good deal if you did some digging. If prices do drop much, I don't think it will be until next year or later, but who knows for sure. We still have a long way to go in our economy with things still settling out for the oil companies and the state government scrambling to come up with a way to fund their overflowing budget. I am also hoping to find a good deal in this downturn, but not on the MLS right now. Prices are still way too high there. Good luck finding a place! - Connor

Welcome to Bigger Pockets Tyler! This is one of the best sites to learn about real estate from the very people that are doing it everyday. It is an amazing community of people and an incredible resource for learning about real estate. Make sure to ask any questions you have on the forums. The people on this site are great and will help you out to find an answer to the best of their ability. House hacking (i.e. owner-occupied loan) to get a duplex is great way to get into real estate, especially if yo can find a place that cash flows well enough that you will be living for free! That will allow you to save up even more for your next down payment on a property. Not to mention, you will be gaining some valuable experience as a landlord and like you said, you will be able to see if you like being a landlord. If not, there are plenty of other ways to make a good living in real estate. Good luck! - Connor

I am very sorry to hear that you got scammed by Lazard. I did a lot of research on him, but the only thing I could determine was that he might be hiding behind a legitimate LLC of Joinville Finance to make people think he is the real deal. I called the state of Texas to verify that Joinville Finance, LLC was real and they confirmed it. The officer for the LLC is something like Paula Kisel. It might be worth contacting the TX and reporting the LLC. Also, I contacted a Sarah Kisel One time that I talked to him, he said he had a farm in Shiner, TX. It was probably BS, but just trying to give you more information. Good luck finding the guy!

I just did some quick research and here is his website:  http://joinvillefinances.com/.  It was under construction when I was talking with him.

I'll keep trying to mess with this guy.  That is really messed up that he think he can just take advantage of people.
