We recommend not using your home address. We get people quite often that come into our office with the mail piece. Some angry and furious, some just to talk in person. The last thing I would want is for the furious person to go to my house and confront my family when I'm not home.  People are weird and not always rational, you never know. If you do not have an office space, I would recommend getting a mail box at your local Post Office or UPS store preferably with a street address like @Dev Horn  mentioned.

Each piece will bring in a different response rate. We've mailed millions of pieces and I can tell you there are never any guarantees with direct mail, however I can share the typical response rates from our experience. Yellow Letters see about 8%, Zip Letters are around 1-3% and postcards average about 0.5%.

Yellow Letters - You will get a much higher call volume, however many of those will be tire kickers. Mostly just curious as to why you sent them a letter, or wondering what you have to offer with no real intent to sell. Once you weed these people out, you are still left with a few quality leads

Postcards - Call volume is very low, but the calls that do come in are a much better quality. Meaning, not all the tire kickers that Yellow Letters bring in.

Zip Letters - Bring in the same type of calls as postcards, meaning they are typically quality leads and not a lot of tire kickers. They cost a bit more than postcards but bring in a higher response rate as well

With 2k, figure out the maximum amount of leads you can send to, while still hitting them at least 4-6 times. The best thing to do is alternate mail pieces, different leads will respond to different pieces. Yellow Letters, Zip Letters, Text Postcards (large and small), as well as Full Color postcards will all bring in different responses. You should be able to get about 4-5 touches as well as a list with your $2000.

 There are several different factors that weigh in on response volume. The average response on postcards is typically only half of a percent. As to your returned mail, up to 10% return on postcards is not uncommon. Sometimes its undeliverable, others it's just the post office being lazy. Everyone will tell you, they key is follow-up. Test your list with a couple different pieces/messages and find out what works. Feel free to email me if you have any questions.

It depends on your budget. Like @Alan King   said, Yellow Letters are more expensive but will bring in a higher response (about 8-10%) than postcards that typically bring in about half of a percent. Zip Letters work great as well, they bring in about a 3% response but they are the quality of calls that postcards bring in. @Robert Laird

 The last thing you want is a crazy showing up at your front door with your wife and children home. Most people would not go this far, however there are definitely people out there that will/have done this. I agree that putting a return address on the mailing is the best option, as long as it is not your home address.

 Once you select your template and your options you would click the "customize Order" button to modify your template. Anywhere you would like the variable data to appear you would simply put the name of the column header in brackets.

For example, "Dear [First Name], I would like to buy your property at [Property Address]."
