Hey Frank,
I would be interested in joining a development focused group. I work at a land development engineer firm down in DTC and actually just finished preliminary design on a high end residential development in Douglas County a few weeks ago. I don't have any personal experience with my own development yet, but that is my ultimate goal in real estate investing is to get into doing some developments.

The last property I purchased here in a very hot market. The sellers countered and wanted me to waive inspection in my offer or they would take the next offer down.
What I ended up doing on that contract was keeping the inspection clause but stating that it would only be a reason to back out of the deal if there were $10k+ of damages discovered in the inspection.
They accepted that counter as it still showed I was a very serious buyer and wasn’t going to nickel and dime them on small things or back out of the deal unless I really had to.

What’s the requirements in the specific residential zone they’re in? Is it a less dense zoning requiring 5 acre lots or could you put more than 3 houses on the 15 acres?
Are these lots predeveloped land in a subdivision with existing utilities and roads around the properties where it just needs a house and driveway or does it still need developed first to be buildable?
Has there been any city approved engineering/planning documents on these lots or the subdivision they might be in?

Thanks for the clarification @Natalie Kolodij. I have one last question, as far the capital gains portion many posts I have seen said the capital gains worked as you described and then others refered to the following section on IRS Publication 523, page 11 where it talks about a bedroom rental and office space being ok and argued that capital gains wouldn't apply. I was wondering if you could clarify exactly what this piece is referring to and if it might apply. Thanks!
