Marijuana is a solid good that is extremely enjoyable to do for many people just like alcohol is. It is also social. I don't think that's the best example.

Is there any evidence of these things happening currently? Maybe we can identify a beginning trend of exponential growth.

Hi everyone,

I am narrowing down my ways that I wanted to get started in real estate investing. I started thinking about a week ago that a potentially good way to get going is by finding great deals and and selling them to other investors so I can build capital, build a network and learn how to find deals like a BOSS. Strange language aside; I am reading Brandon Turner's no money down book and he presents multiple marketing techniques. Can you guys rank order the best methods or even just tell me the top 3 ways(or combinations of strategies) and if you're  really an A+ student; the $$ cost of the methods as well?

1) Driving for Dollas

2) Direct Mail

3) Website SEO

4) Online Marketing -->Pay per click ads on websites,google,facebook,etc

5) Signs -->Apparently bad but what about billboards?

6) MLS

7) Craigslist

8) FSBO

9) Empowering Others ---Get me some Bird Doggays!

Again you don't have to rank them all but a good top few or a comment on which technique not to use is much appreciated.

explanation. It is all about finding a good deal. Did you buy that house at market value in 2007 or did you say to the seller "I am willing to buy it for x amount that makes it a good deal for ME." You have to be willing to walk away. If the deal makes sense for cash flow then go ahead and grab it but realize you may have to hold onto it for a while because no one can tell you exactly when the market will crash. The crash could happen the day after you buy but now you still at least have a cash flowing property. If the market crashes that is the time for you to hustle and get a good deal for appreciation since there is nowhere but up.

I like that process. What is the renting criteria and do you double check the agent to make sure they did the due diligence to confirm the potential tenant actually met the criteria and didn't just lie?

Do you have an agent in the area? I would have to think they would assist you with that. Is this for properties you already own? Then your property manager could help you out and perhaps do a Skype tour of the property with you every few months.

Hi Ya'll,

I have done some scouring of the forums and blogs on information relating to finding tenants and now want to know current information the general BP communities opinion on this matter. 

Should I always have tenants lined up before buying or closing?

What is the most efficient/effective way to advertise vacancies?

How much should I factor advertising(not vacancy allowance) into my expenses?

Please feel free to add information not related to these questions.

Hi BP,

I am on the lookout for properties in my area and wondering how the market is doing here. I don't have much cash on hand for a down payment so I am looking at Condos as a way into this investing game.

A quick answer on the market here would be greatly appreciated

Lots of great advice here. I am starting out also. I am a person that has had many ambitions in life from Engineer to Stand up Comedian. You want to feel even more depressed? Do stand up for 10 months, drive an hour for open mics 4 nights a week where you MIGHT get 5 minutes to work your craft, practice every night and turn down friends to go out  partying and improve but see that you will need do this for years longer before making headway due to only being given 5 minutes a night to do your craft in front of an audience. I finally decided it just wasn't worth my time to drive for only 5 minutes. So if I have this view on my past ambition why should I even try my hand at Real estate? Because it wasn't a total loss; if you try aim at something and you really try you it will benefit you in ways you never could have expected. I am much better in front of crowds, have far more tenacity in the face of failure than I ever have, have better economy of my spoken word as well as a bunch of funny jokes and bits. I can now talk to women with much more success than ever due to my confidence and if they don't like me it isn't a big deal just like my comedy; it's onto the next bit. 

Practical Advice: Schedule your weeks out "I will do this on this day." Do not give up if you fail; you still did a better job than when you didn't schedule yourself. Stop looking at real estate as one big goal; break down your goals to something you KNOW you can do with effort. I have chosen to do 500 forum posts by the end of next year which is about one to two posts a day; anybody can do that and if I don't do that I know I am lazy. I don't even care about having lots of posts but it just keeps me in the real estate game with my mind focused. You as an entrepreneur have to win the battle with yourself.

Look up Jordan Peterson on youtube; this extremely intelligent man has helped me navigate life so much better.

I think you've hit the nail on the head except I am unsure about real estate agent being a bad prospect just yet. Tutor is an option I began exploring a month ago. I am looking at being a bird dog to get the ropes down and then transitioning to wholesaler. I am still unsure about what a wholesaler is and perhaps I should start there instead of bird dog.
