Hi BP,

I am a nebwie wholesaler and have got my first phone number of a potential cash buyer. Is there a proper way to cold call someone and ask if they are a cash buyer? "Hi, how are you? I wholesale properties in our area and am putting together a cash buyers list so I'm calling local investors: Would you be interested in getting great homes under market price?" Depending on how well the opening pitch goes I would then ask them for their criteria.

Is there a better way to start off this sort of conversation?

This is my county; he helped me out with some research. I called my county assessor today, the same as the weird $1500 charge county, and she said I can view owner info at the the actual office on a computer. Does this make sense? Also what is all the useful data I can get from the public records? I only know of getting owner names for leads on properties.

And this $1500 for the excel file? What the...?

I'm a newbie so I may be a bit slow on the come up so to be sure this is the county assessors report which includes what information exactly? I just read the blog article that was only using this info for the owners name so I could do a google search among other things to get some contact info.

Luckily I just called the Assessors an hour ago and they told me the owner name isn't available online but I can come in and they have a computer that allows me to put in an address and get the owner's name.

Now you said this is collected once a year in July? I don't exactly understand what this means relative to other counties but what this says to me is it is not up to date except for soon after July. Am I correct that this is ridiculous or do I need to take off my princess shoes?

Thank you for the response. I just heard this guy talking about 4 deals a month "in his area" and I'm doing the math and that is 48 deal annually just for him. Accounting for other wholesalers in his area I just have a hard time thinking there are that many properties in such poor condition

There are spreadsheets with multiple properties on there? How do I access those for my county "Solano" in California? I only got individual properties and it didn't even list the owner. It even sounds like they want a $10 fee for recording when I went to try and get owner information from a deed.

Hello All,

I have been learning about wholesaling for the past week now and have my plans to set up a buyers list as well as a plan for finding deals. 

The big question that has sprung to my attention is: How can I run a long term wholesaling business if I already find the deals? 

Translation: If I scoop up all the great deals in the area then how are there going to be enough good deals left for me to continue business? 

It's like I'm a company selling sexual assault whistles; the more I sell, the lower the crime rate thus leading to less sales! Isn't it ironic? 

How do I remedy this issue?

I would go to auctions to find/pitch to   those cash buyers for my off market finds when I get a good one. 

Also how much do you know about county records? I can't find the owner on my Solano County Appraisal District website; it says owner name unavailable. Then I looked for the deed of trust to try and get the owner name and there is no such document with paying a $10 fee per document?

You should look for more cash buyers; I am getting my first buyers list together this week and it's exciting.  It is apparently very easy to do so. You already did the hard part by finding the deal so investors should be lining up to get their piece of it.

Perhaps look at the for rent section on craigslist which gives you landlords and phone numbers. Not all will be cash buyers but it is a quick back up option.

Also check public records: A house has two primary documents. The deed and the lien. On a cash sale there will be no lien from the loan. 

Perhaps you already know this but hopefully at least one part can be of benefit to you!
