I am a newbie wholesaler about a few weeks ahead of you in the learning curve. These are the sources I recommend you read first.

Bird Dog is a less official wholesaler with less pay off and headaches; you may want to try your hand at that for a little but perhaps not.

Also Brandon Turner's "The Book On Investing in .... with No(and low) Money Down" has been very helpful for me. I was sketchy before I bought it thinking it might be guruey but there is a whole section on wholesaling in there and it is great for a beginner; I also learned much about financing in this book. The author, Brandon, is a big guy in the Bigger Pockets community and hosts their podcasts and webinars.

Roland, you already answered this to a certain extent, but I'm trying to nail a specific amount of driving for dollars time a week: I know all our markets are different but do you guys think it would be realistic to find that deal for a $5000 profit by the beginning of May if I drive for dollars 6 or 10 or 14 hours a week?

Keep in contact with a group of sellers in a specific markets means to keep in contact with the same exact people or what do you mean by this specifically? 

When you say 5 mailers to my list you mean send 5 letters to the same property over the course of a certain amount of time?

Our markets are different  but if I drive for dollars 6 or 10 or 14 hours a week would it be realistic to be able to find a deal by May?

You got phone numbers from tax records? If so can you please explain how?

OR you use skip tracing after getting the name of the owner from the tax records?

I'm not sure if I am just looking for a reason to keep going with this ridiculous idea of trying to wholesale houses but I think the way you put it right there is great. It feels like that way of looking at it cemented my will to keep going with this.

I'm not looking to make four sales a month. I would be happy with getting one by May to make a small piece to pay a bill or two. This isn't my long term plan but a small way to get active and learn my market so I can find deals when it is time to invest. I figure it's better than doing nothing and saving my regular job's income.

I am also a little confused by what you are saying here. A few days ago you recommended a guy to me so I can run a targeted direct mail campaign as well as Property Radar and now you suggest that the market here may be dried up. 

Would you recommend I try my hand at wholesaling for a few months or are you saying it is not the best plan because of the market?

What is the difference between a bird dog and a wholesaler? All I see is the wholesaler getting paid WAY more.

Congratulations! I came here to give you advice but you have 5 more properties than I!

I think the best tip I have in my arsenal is to use the meet up app on your phone to search for real estate groups in your area so you can network with experienced investors that know your market. You can meet people that can finance your deals here as well but I'm not sure what their criteria for giving you a loan would be.
