I keep hearing about us being at the top of the market. I am starting out as well but people on BP seem reliable and I have read about market cycles in a few seperate places so maybe there is truth to it. We are at the top of the stock market also.

I have the idea to have someone on the ground walk their phone around on Skype and show me the property. I have never actually tried it but I figure why not?

What @Tom R. said is what I started thinking while reading this as well. Regardless, even if he wasn't doing that you made the right decision by not investing in something you didn't think added up. If he comes around again I would be skeptical about his recommendations as he may be trying to sucker you.

What has helped me is getting together all my expenses. I have started saving like $100 a week on food while eating better(Bonus!). I also suggest finding a side hustle. I am putting a few hundred dollars into my real estate license to make money and get experience that way. I can't go back in time and make better decisions but I can massively improve my situation as soon as 2 years from now. For me, higher education is an option gross twice as much salary from my 8-4 job.

A big help is having a competent partner to assist financially. This can be a friend or most likely a good woman.

I am unsure on this but the first thing that leaps to my mind is a home equity loan. I am not sure if you can take that home loan out and then get another loan using the home loan as a down payment. It seems really risky. If you don't have 20k what are you going to do if something goes wrong with your property? Bills are more than expected, you lose a tenant, or you need to make repairs?

My thought is that you should look into your personal finance situation first and come up with the down payment yourself. How much education have you got on real estate thus far?

I'm not going to outright tell you to decide against spending the money on this program but I will give you a suggestion.

Spend the next 3 months on Bigger Pockets. Each day making one post, reading one article, or watching one podcast, just one anything that you want to know; look it up on here. If after that time you still want to go ahead and pay for this education it will still be available to you.
