You could try direct mail, SEO, and networking with other investors.

Try not to get stuck in analysis paralysis.

You could get into your first property by house hacking and get it for 3.5% down.

Depends on what you are willing to do and how much you want to get.

If you live 200 miles away it may be more of a hassle to install them or more expensive to have someone do it.

You will however get a lower price for it without the cabinets.

If you get an investor to purchase it, it would be easier but a lender might be tough without them.

Yes you can ask anything.

However I would rather contact their prior landlords/references to see how they were rather than trusting the tenants word.

The main things I would look for in a house from 1955 would be grounded electrical, main drain for plumbing, and if those cracks are more than a hairline wide I would have slight concern and look very close at the foundation.

Find a realtor that actually knows what they are talking about when they are talking to you. Ask them if they have any investments themselves and how often they work with investor clients. How long they have been an agent and how many properties they have sold.

J Scott is on point. His book on estimating rehab costs is great.

This can also highly depend on if you plan on doing most of the work yourself or if you plan to hire it out as well as how severe the rehab is.

If you are going to be hiring it out it would be wise to have a contractor walk through and give you a quote.

Section 8 is tough. I'm not too sure about that since I have never dealt with section 8 tenants.
