Try credit unions/portfolio lenders. I have had buyers get a conventional loan with 5% down.

Make sure you know your numbers and buy right! Don't budge on your max payment by falling in love with the deal.

Focus mostly on high ticket items such as roof, siding, windows, foundation, furnace, kitchen, electrical, plumbing, bathroom.

If you aren't good at estimating rehab costs yet it may be worth getting a contractor in there to give you an estimate.

Is there a garage on the property?

If so take the shed out. It wouldnt add much of any value and isn't worth the added expense.

It depends what your goals are in real estate. If you are looking for a primary residence you will typicallyneed a full time job. If you are looking for a rental you can get private money or a commercial loan

You should be able to do a rate refinance as long as you have owned the house for 6 months to a year typically

That sounds a bit shady. You legally can’t get info on what other offer prices are but some agents do give it out for some reason…

Capex are big ticket items like roof, HVAC, plumbing and windows etc.

Repairs are smaller items that can come up like repairing a leak or repainting or fixing some other miscellaneous small item.
