It depends on your market. Normally number of bedrooms play a huge roll in rents but square footage can as well.

To figure this out look at bot apartments and small multifamily to determine what would be a good price.

You can also use rentoneter.com for an average rent of the area.

I always factor in AT LEAST 5% for capex, 5% for repairs, and 3% for vacancy.

Bankruptcy will drop off a record after a couple years. I would ask her when she went through bankruptcy and why to get a better understanding.

It’s definitely something you want to dig deeper on.

Mainly just looking at number of bedrooms, bathrooms, square footage, garage size, and condition of interior such as kitchen and bathroom finishes.

It can vary from market to market depending on what people are looking for in yours.

It’s not worth it unless you intend to work as an agent. You don’t pay any commission if you are selling a house.

It will all depend on how much info you have on the house. In order to accurately analyze a property you will need to know the size and number of beds and baths as well as what all needs to be done which is tough without being inside the house.

If you are wanting to analyze every property you see driving for dollars it wouldn’t make sense since you don’t know if you would be able to get the house or not.

If you are looking to touch up your skills on analyzing properties I would suggest you go on Zillow or realtor and find properties on there to practice analyzing.

It depends how you want to write it in the lease. If you have a multifamily it might be best for the landlord to handle it or if you don’t trust your tenants enough to keep an eye on it.
