Looking for recommendations on who people use for sending out postcards and letters for off market properties. 

Trying to start off as cheap as possible. Had a postcard designed on Fiverr and thinking of printing myself or just going to Staples or somewhere. 

Any cheap options out there for mailers?

Also, looking to have an auto voicemail for when people call in. Any advice on this?

Hello! So our company is looking to go after off market deals starting this year. We flip 20+ houses a year and have been using the MLS and wholesalers but have set some allocations aside to do our own marketing this year. Looking to see what automated marketing tools are out there that are legal. Through research I've learned that mass texting and RVM is illegal from a skip traced list that hasn't consented. What other ways are you connecting if off -market sellers?

Right now we have a website and are spending $1,500 a month on PPC. Interested in mailers, email marketing, anything that can get our phones to ring. I'm also willing to cold call if I can find a system that allows me to do so efficiently. Any thoughts or advice is much appreciated!!

Thanks Bob! Definitely will check out the MLS and Zillow, as well Pinterest, HGTV. Styles really do change as you go from one area to another.

I love the grind David! Being steady is important but so is giving yourself some time to rest. Take a few days off. Spend it with your family and friends. If you want to feel like you’re not losing ground, read a book. Listen to some podcasts. Write some letters or cold text instead of cold calling. All of those things can move you towards your goals, while being a little more stress free. Happy holidays brothers!

Soon to be fiance and I are looking to buy a multi-unit we can house hack or BRRR. She owns a house. I rent. Should we go in together or each get a rental? Not sure which makes more sense for financing. We both live in Lancaster County, PA. We will be living together soon so not sure if we should wait and apply for an FHA together or what makes most sense. Any advice would be great!

Hey Jason!

My father and I have a short term rental in Intercourse, PA. We have it both AirBnb and HomeAway. Location is everything when it comes to down to it. Hershey is an area I have been looking into that might be a great area for you as well. 

We are blessed to know many locals who help maintain our property. We actually have an Amish family that live a block away that clean the home, mow the yard and take care of snow removal.
