@Karen Margrave  That is just plain unethical.    I don't think you are allowed to make money off applications in a number of states not sure about your area.

@Zenna Weis another issue you can run into with propane is if someone who installed the unit did not  put the correct orifice for propane.  We had this happen with a generator 3k in repairs.  Gas appliances can use either natural gas or propane by putting in a different orifice in the appliance.  I believe excessive soot can be caused by using the wrong orifice. It would seem that regardless of the cause you should be able to do a repair. I would get another opinion. If the tenant is the cause it is on them but I would check that it was adjusted for propane.

@Scott Mac  extra fridge is only good if you have a couple guys to move refrigerators around on demand. now an AC ok I get that. 

@Marty Rogachefsky we never get extended warranty because you also need the unit fixed in a timely way and the warranty service may not be timely.

@Irving Vizcaino  Put in a fan on a timer or you will be looking at this again in 6 months.  I do have to tell especially the younger tenants that they need to use bleach cleaners when they see shower mildew. And vinegar helps stop growth too if they do it early on.

@Nathan Gesner  In RI it is now 90 days they can provide the check and you must accept it, to me that is too long. Also I think big agency reports like zillow will be what people want you to accept and they just aren't complete in my opinion.

@Fisher Hudak I think if you did this you would need to rent rooms in the house depending on the local code. Many places you can have a mother in law but not rent as a seperate unit so this would be similar. Check the local laws about rentals.

@Rosalie DiPietro  it is uninhabitable without sewer prorate those days regardless of renters insurance.  They should not pay for days they couldn't live there.

@Mike Grable  you could just have a month to month lease.   Or make the lease renew every 6 months. There is no rule that you have to have a one year lease. You do take the risk that you will actually get a tenant that only wants the place for 6 months.

@Agustin Conti personally if he wanted to rent a pressure washer to clean it, I would reimburse the cost but I wouldn't paint it. Nor would I pay for him to do it.

@Brandon White will your mom respond to a reasoned discussion.  I wouldn't throw just things at her, lay the pros and cons out on paper.  First what are her goals?  Not just with the house but with the $ value of the property and where she wants to be personally. Then look at the scenarios. You have to have cons for the option you are pushing too. 

In the end its not about this couple. Let them go. Tell her a just as good tenant will come up. Does she even want to be a LL. In the end, it is about what she wants to get out of the house and where she wants to go from there.  

I hope she doesn't blow it all in Vegas but it's her inheritance.
