Welcome @Brian O'Connor to BP. You should be able to find plenty of investors in your CA market that you can network with, so search around here or check out your local REIA. I think your on the right path just keep taking action.

@Louise Whidby buying a list you can narrow down your targets. But you want to always be looking for that house that might have a motivated seller when your driving, walking or biking around the neighborhood.

A lot of it comes down to how much time you have to spend yourself looking, its a time management thing.

@Renee Munro great question. I think it would reflect in the comps if the demand is there or not for the school district. I don't place to much weight on it.

@Casey Blakely I haven't heard of anything about being sponsored by a broker before to get you license. Its your time and money in the end, but if you go through the trouble why not just get your license. Im totally with you on wanting to get educated about RE.
