@Brian Walters is definitely correct, any muliplex units are going to be in tougher parts, however there are some that are off of Charleston Blvd that have been re done but could be looking at the same type of tenants and the pricing of those are going to eat into cash flow as well. In Vegas the muliplexes are going to be right around the same areas as well. I have attached a link for you too to look at all 56 ACTIVE multiplexs to give you an idea of where the locations are for references.

What is your go to script for text a potential wholesale lead and also what is your best direct mail script for a wholesale lead? Are you calling yourself the investor who wants to buy the house or are you saying you work with an investor/a team of investors?

Wanted to see what everyone was using for their initial greeting for text messages to sellers on wholeselling as well as direct mail marketing scrips and who has a consist one they have had success with?
Las Vegas is an interesting place when it comes to AirBnb's! This cities around the strip have actually passed laws that make it difficult to utilize Airbnb's website and Clark County where the strip sits makes you pay for yearly permits so its fairly expensive to operate an AirBnB unless you are grandfathered in. Also for the BRRR strategy here its hard to find fair enough deals that allow you to pull monthly cash flow to allow for this. In my experience as a realtor Las Vegas and surrounding cities are great for flipping not so much rentals. Obviously different people may have different experiences so this is all said with a grain of salt, there is always a deal no matter what you are looking for, just giving you my opinion!
