@Joe Splitrock GGR is on my top 10 favorite movie list! I loved Giovanni Ribisi in Boiler Room! Good picks!

Thanks for the sage advice @Evan Polaski ! I’ll be sure to keep that in mind! This project is going to be a great undertaking. I think I’ll get a lot of learning in the process but so much value from the community!

Thanks @Moises R Cosme and @Suzanne Sevier ! I’m working on calculating costs and also trying to figure out contractor schedules/bids in the rural NC area.
No easy task, but loading up valuable information!

Post: Where to find Lease Options in NJ?

My younger brother wants to move out of the parents’ place but his credit isn’t great. I want to help him find a lease option single or duplex in Northern NJ so he can build credit and save a down.
Are there any good resources for finding lease options? Before you say “get an agent” (duh), are there best places to look, specifically?
Thanks in advance for your help!

A tree fell on the property that I’m rehabbing and did some damage to my roof. I’m certain that I’m going to have to repair some siding and get a new roof, replace gutters, soffit fascia.
My question is, do I do the siding/gutters first and then the roofing, or get the roofing started to try to protect the interior ant attic?
Thanks!
Hi BP,
I'm an award-winning freelance videographer. Looking to trade networking for free video services.
If your property could really use a video treatment to help it sell, or you could really use some video content for your wholesaling site - send a PM and let's talk about how to bring your property to life.
Oh yeah, did I mention - FREE?!
It's 10p and I'm burning the midnight oil, editing videos for my 9-5. I like to work with a movie in the background and "The Money Pit" is on. Total classic! Do you have any favorite movies about real estate investing? My pick might be "The Big Short". Not exactly about real estate investing so much as the market itself, but a great watch.

Hi BP,
I'm about to start the hunt for an out-of-state contractor to do a hefty amount of renovations to a distressed SFH in rural NC. Curious to gather some sage tips for working with remote contractors or just contractors in general!
Top 3 tips I’ve come up with
1. You get what you pay for
2. Get several bids 3 or more
3. Ask to see a portfolio or sample of work

Thanks for the advice @Sylvia B. To your points:
- This will definitely be a long distance project, I’ll be driving down for big milestones (inspection, appraisal, begin of work, etc.)
- As for the reno, I was going to get a definitive “to-do” list from the inspector/appraiser. Do I need to do both? The asbestos is in the ceiling insulation and I was quoted ~$3500 for the abatement.
- I’ve started a family savings fund that I’m building up to $20k not just as reserves for the loan but for additional renovations if need be.
Any advice on finding strong contractors when out of state? I’ve heard hanging out at the Home Depot pro-desk at 6am is a good tactic lol
