Hi BP Family,
We're coming across some of the strangest opportunities, and I had to share this one:
Hot lead in a $$$ area of NJ. Seller is looking for $800+ and property values are $1M plus. No updates or reno needed so I'm thinking I can try to find a cash buyer on the MLS and wholetail it or JV it with a broker.
Curious and grateful for your thoughts. Thanks!
PS - I know we're supposed to typically wholesale inexpensive properties. That being said, we're also not supposed to leave opportunity on the table ;)

It's been a while but we've been busy. I have a hot wholesale contract for a condo in Manhattan. The owner wants to ink tomorrow and we've agreed upon an EMD. I'm looking for a reliable investor-friendly Title Company/RE Attorney to hold escrow and possibly run title to close.

Hi BP Fam!
I'm putting together my list this week and starting cold calls. I've heard that you should start off with a CRM, but until I start landing deals I want to put this as a phase 2 operational expense.
In your experience, what's the best CRM for wholesalers. I'm considering RESimpli, DealMachine's free service, and Podio.
Love to hear the thoughts of those who are using effective CRM's in their symptoms.

I'm really excited to be finalizing my marketing and website. I'm ready to drive for dollars, leave flyers, etc. I really want to cover my bases by sourcing seller lists and POUNDING the phones with cold calls then direct mail.
I've read that one way is to reach out to agents for expired listings and others suggest buying from list services like PS. I can allocate funds to a list, but I want to make sure my dollars are spent wisely if I'm going to be calling an hour a day for a month straight.
Thanks in advance for your advice. I feel like every time that I get stuck, I come here and get a great wealth of diverse resources and answers. Really helpful as I'm taking action!
