Thanks for the advice @Moises R Cosme. My understanding of the process is that once you have the house under contract, it's up to the buyer's discretion as to where they want to run title. 

My thought is to have relationships with title companies in the event that a buyer doesn't want to have to source their own. What's your opinion on building a network of title agencies prior to having buyers?

And of course, the deal is priority number 1

Newbie wholesaler here going to start driving for dollars in the next two weeks. Before I approach sellers/buyers I want to get my contracts reviewed and intv title agencies to prime for swift and accurate close. 

Can anyone make suggestions for investor/wholesaler friendly shops in North NJ? Looking in the Essex, Union, Passaic, & Hudson County areas. Thanks!

... a contractor bid/quote? Obviously people’s time is worth money but, how much would you expect to pay for a bid on a full home renovation project?

Should you pay anything at all? How much is too much?

What's up BP! I'm creatively financing my family home reno through some programs in my North Carolina family hometown. I've got everything I need EXCEPT FOR... (drumroll)... contractor bids!

I've called the bank, the town clerk, reached out to local hardware stores, googled, yelped, and I can't seem to get a lead on 4-5 contractors. Makes it very difficult to schedule a weekend to drive down to meet. 

Any tips or advice on how to beef up my research without being within 500 miles of the local area? (I'm in NYC!)

@Suzanne Sevier My thinking was that the siding will need so much work that the roof would have to be a separate undertaking.

To give some context, the house has rotting wood siding that’s about 40 years old. I want to rip it out and put in new sheathing/house wrap and then add new siding all the way around.

My family home is in a rural southern town that is depressed but sleepy - not too many crime or drug issues.

My “vision board” plan is to renovate my family home and other homes in the area to raise property values, attract tenants, and develop commercial opportunities.

Question: Can one investor affect that much change through responsible scaling? There’s just so much opportunity!
