Travelle,

Springfield is a solid area of town for investing and the seeds of growth can be seen driving up Main Street (new coffee shop, new restaurants, etc.). Others have pointed out that it is an area of town that seems to always be on the cusp of revitalization but seems to always be cut down by something. Personally, I feel the area is rooted deep enough now to sustain the current growth based on what I have read and seen over the past few years. Even the areas north of Springfield like Brentwood are seeing signs of growth as well.

Riverside is one of the most desirable areas of town but with that desirability comes higher prices and typically lower returns. @Joey Hamaoui mentioned Murray Hill which I think is a great call. This area still has deals as well but they are becoming a little harder to find.

In the end, it all depends on your goals and return parameters.

You may want to reach out to @Kevin Dureiko at Capital 360 on this property. It may be just under their lending threshold but worth a shot.

Jon,

I've worked with a few attorneys in the area and can put you in touch with a great real estate attorney. Feel free to reach out via PM and I will send along his information.

Thanks.

@Phillip Li, I think you should take a look at Jacksonville, Florida. There are some great deals to be had here. But as a few others have mentioned, you would probably want property management with the property being a good distance from where you currently live.

I don't think there is any issue with out of state investing so I do not think distance should be a concern if you set yourself up with a reputable and reliable property manager.
