@Brad Van Epps I’m a very small player in this game but I pay cash for those repairs. I try my best to avoid being over leveraged so I should always have cash for small repairs.
In one case I did use 0% credit cards (for 18 months if I remember correct) because I just couldn’t pass up that rate.

@Zarro Gennaro This app can help you find meetings that real estate investors attend. From there you can find people to learn from. I know the term mentor gets thrown around a lot but I don’t know if that really happens. Most people like to help out though. I think it is often more likely that you will learn 1 thing from 10 people over time instead of 1 person taking you under their wing and teaching you everything about real estate.
I know in my market we have great groups that meet and I have learned a lot from various people. Hopefully you can find that in your market as well.

@Scott A Samuels I agree with Jay. Get authorities involved. If true, they are doing more than just being unethical. They are breaking laws. It also would not be the first time this has happened.

@Braxton Palmer I would recommend doing more research. I don’t know much about Arizona but I looked at a house where I’m from in Minnesota off the Mississippi River. Loved the price and the view. Did more research into the flood status and walked away because it wasn’t a matter of if but when. Turns out the “when” was the next year after I passed on the property.
I even looked into products such as AquaDam which would protect the house, but is expensive. Could have been worth it given the discount on that house vs others though.

@Marco Morkous Both are great to read when you’re starting out, but I agree with Joe that neither really offers a strategy. DR offers a little more strategy, but not much. I love the mindset change that RK offers.
Ultimately though, they are a starting point. I actually think that DR’s philosophies limit the investor. Don’t over leverage yourself, but you also won’t achieve much without any leverage.

@Josh Bakhshi Very well said. I may disagree on the painting piece though, depending on the unit. If it is one of my better units, I would not let the tenants paint themselves.

@Steve S. My family. I have an awesome wife and a beautiful 3 month old child. I’m not saying I’m happy about the current Covid-19 situation, but it has allowed me to spend more time at home which has been nice.

@Scott Cover If it were me, I would buy the second property although those numbers are tighter than I would expect. But I’m not you. You’ll have to look in the mirror and decide if you want to grow further and/or what risks you’re comfortable taking. No one knows how this current economy will move. If you’re comfortable with the economy and want to expand, go for it.
