Selling for $230k. Based on my opinion of the comparables, it's worth $180k. No up front payment. Rent would be $1600/mo.

A local investor is looking to sell one of his single family homes to me. $230,000 strike price on terms of interest only for first 10yrs at 8.5% and amortize principal for 20 years after. Comps in the area are ~$180k. It isn't necessarily what I would call a fancy house, but it's definitely a rental.
Thoughts? Or what might be a better way to slice it for both of us?

My favorites are Fidelity, First American, and North American.
Stay away from Canyon Title. Have had so many problems with them on multiple properties.

I know here in CO, you have to have your Employing Brokage name and your name on all advertising. Not sure the rules in, TX but might be similar and worth looking into if you haven't already.
